The Enterprise Avenue Industrial Park is a classic brownfields redevelopment project comprised of a series
of privately held, abandoned, industrial properties, targeted for redevelopment as a new, state-of-the-art
industrial park with complimentary public open space along the Assunpink Creek.
Brownfield Redevelopment Solutions, Inc. (BRS) negotiated property donations and sales to the
City of Trenton, managing liability issues associated with a third party responsible for site environmental
contamination. This involved three separate legal and financial agreements between:
- The City of Trenton and the New Jersey Department of Environmental Protection
- The City of Trenton and the former property owner
- The City of Trenton and the former owner of the liability
As a result of these negotiations, an escrow account was established to cover estimated
environmental costs.
BRS provided expert testimony for establishing the redevelopment area, selected and obtained a suitable
landscape architect and engineering firm to design the project and provided managerial oversight for
the demolition contractor, architects and engineers. BRS also provided community outreach services and
assisted in attracting competent site developers. BRS further acquired and managed the funds necessary to
complete this project including a U.S. Economic Development Administration grant exceeding $6 million.
BRS continues to coordinate industrial park and associated public greenway development while completing
environmental work. In addition BRS is managing negotiations with Conrail and adjacent landowners to
facilitate railroad spur abandonment and acquisition, enabling industrial park expansion.
