The Magic marker site iss a seven-acre parcel of land located within a predominantly poor, minority
residential neighborhood. The site was used as a battery manufacturing plant and contains elevated lead
levels and other soil contaminates. It serves as keystone for a New Jersey Department of Environmental
Protection (NJDEP) designated Brownfield Development Area. The site was also designated as a U.S.
Environmental Protection Agency (USEPA) Environmental Justice Community. It will be developed into
affordable housing units, while the adjacent contaminated drainage swale will be restored and
redeveloped into public open space.
Brownfield Redevelopment Solutions, Inc. (BRS), on behalf of the City of Trenton:
- Directs large portions of the project
- Reviews and evaluates environmental assessment work
- Conducted legal agreement negotiations
- Serves as liaison between the City of Trenton and the NJDEP
- Disseminates information to the local residents and stakeholder groups
BRS obtains and manages funding sources for this site including New Jersey Hazardous Discharge Site
Remediation Fund, New Jersey Smart Growth Planning Grant, USEPA Assessment grant, USEPA Brownfield
Cleanup Revolving Loan Fund, USEPA Cleanup Grant and New Jersey Section 319 (H) Non-point
Source Grant.
BRS further drives the adjacent swale restoration project by:
- Securing funding
- Carefully managing the restoration study with housing development timing
- Working with the adjacent landowners
- Strategically negotiating with the NJDEP
